Dark Matter Technologies acquires House Numbers' AI agent platform and team

Dark Matter Technologies announced on Friday that it has acquired the artificial intelligence platform and related intellectual property of House Numbers, a venture capital-backed AI company, according to HousingWire; the source does not give the Friday's calendar date or a location.1

Dark Matter CEO Vikas Rao told HousingWire the two companies first discussed a partnership before he proposed an acquisition.1 Rao said the deal lets Dark Matter build the technology into its products rather than offer it as a separate service.1

Financial terms were not disclosed; House Numbers co-founder and CEO Jeff Levinsohn joins Dark Matter as chief AI officer, and co-founders Arthur Granado and Benjamin Hoffman become vice president of engineering and vice president of AI adoption and enablement, respectively.1

According to Dark Matter, the House Numbers platform has been in production for two years and has processed loans for more than 100 lenders; the agents monitor loan files, work through loan conditions, check closing packages for missing signatures or pages, and contact borrowers and lenders by email, text and voice.1

Dark Matter plans to integrate the technology into its loan origination system, its built-in point-of-sale platform and its broader product lineup, and to run it within its Amazon Web Services infrastructure with controls designed to address security and regulatory requirements.1

Rao said lenders will be able to set when agents act independently, make recommendations or flag items for human review, and that he estimated total loan production cost at around $12,000, with roughly $6,000 in operational expenses.1

Why it matters

Agents that answer borrowers by email, text and voice can reply before a human reads the message, so lenders evaluating these tools need to decide how much autonomy to grant and how to review agent output. Rao's cost figures are his own estimates, and the source gives no measured savings, so buyers should ask for results from the lenders already using the platform.

What’s next

Dark Matter expects customers to see new capabilities within weeks of the announcement, with more releases planned over the following months.1

From the brief

Our take. Your LOS vendor will ship agents that text borrowers and clear loan conditions within weeks. Your third-party and model-risk reviews take longer than that. Decide which switches stay off before the update arrives.

Action. Third-party and model risk: List which Dark Matter agent features ship enabled by default and set approval gates before the first release.
